Macdonald & Company is proudly partnered with a private commercial real estate investment firm in Charlotte, North Carolina, to appoint a Senior Investment Associate. The firm is built on a multi-generational legacy of property ownership and investment expertise. With a diverse portfolio of over 25 properties across several states, the company focuses on identifying value-added opportunities across various real estate asset classes.

The leadership team possesses extensive backgrounds in the industry, having collectively acquired over $3 billion in real estate, bringing a wealth of knowledge and experience to the firm.

Position Overview:

Our client is seeking a highly motivated and detail-oriented Senior Investment Associate to support its growth and investment strategy. This role is pivotal in analyzing and executing investment opportunities while collaborating closely with the leadership team. The ideal candidate will possess 2-5 years of experience in commercial real estate, demonstrating strong analytical and financial modeling skills, as well as the ability to effectively communicate with institutional investors and capital partners.

Key Responsibilities:

  • Financial Modeling: Develop, maintain, and refine comprehensive financial models to evaluate investment opportunities, including acquisitions, developments, and asset management strategies.
  • Underwriting: Execute detailed underwriting processes for potential acquisitions, including cash flow projections, risk assessments, and sensitivity analyses.
  • Market Analysis: Conduct thorough market research and comparable property analysis to inform investment decisions and identify emerging trends and opportunities.
  • Pitch Deck and Memorandum Preparation: Prepare high-quality pitch decks and investment memoranda that effectively communicate investment strategies, risks, and potential returns to institutional clients.
  • Capital Markets Engagement: Interface with capital partners, fostering relationships and ensuring clear communication regarding investment performance and opportunities.
  • Collaboration with Principals: Work closely with the firm’s principals to identify investment strategies, assist in deal sourcing, and participate in strategic decision-making processes.
  • Investor Communications: Prepare and present materials for meetings with external investors, ensuring clarity and professionalism in all communications.
  • Industry Research: Stay abreast of industry trends, economic indicators, and competitor activities to enhance the firm’s investment strategy.

Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field from a leading institution; advanced degrees or professional certifications (e.g., CFA, CAIA) are a plus.
  • 2-5 years of relevant experience in commercial real estate, investment banking, or private equity, with a focus on financial analysis and underwriting.
  • Expert level proficiency in financial modeling and using analytical tools; experience with Excel, Argus, or similar software is preferred.
  • Strong understanding of real estate capital markets, including experience interacting with institutional investors and capital partners.
  • Excellent analytical, problem-solving, and organizational skills with a keen attention to detail.
  • Exceptional written and verbal communication skills, with the ability to present complex information clearly and concisely.
  • A proactive and collaborative mindset, capable of thriving in a fast-paced, team-oriented environment.
